Meloche Monnex Insurance

Presently, Melanie informs Rick and Sam Sanderson when they are to begin and end the off-season (winter) monitoring, depending upon when the cabin is drained in the fall and when there will be occupancy in the spring.

  • Regarding the Meloche Monnex Insurance requirement for monitoring the cabin for flooding or vandalism, Kathleen confirmed with Meloche Monnex Insurance, March 1/23, that their monitoring interval requirement is every 7 days (or less), year-round.
  • The Company warns that this frequency is not to be considered “once a week” such that a person might think they could check on Monday of one week and Friday of the next.
  • That frequency would not fulfill the monitoring requirement; hence the insurance would not be in effect.
  • Melanie has informed Rick and Sam, as of March 4/23 and they will fulfill this requirement moving forward.
  • At the upcoming November 2023 AGM, Sheila will recommend that we give Rick and Sam $300, in thanks, rather than $200, due to the increase in the monitoring frequency AND in view of the new formalized monitoring requirements that the group decided upon at the Signant Two 2022 AGM Part II, March 21, 2023 entitled, “Expectations for Off-Season Cabin Monitoring,” listed below.

Expectations for Off-Season Cabin Monitoring of Signant Two Holdings Ltd. Family Cabin at Fintry

Given that the Meloche Monnex Insurance requirement is that the vacant cabin be monitored at 7-day intervals, the Shareholders clarified their expectations for that monitoring, as due diligence.

The family will inform Rick and Sam yearly as to when we want them to begin and end Off-Season Monitoring of our cabin. We are very grateful to them for monitoring the cabin in our absence.

We request that the following monitoring be done at 7-day intervals and that any problems identified be conveyed to Melanie Tousignant who will follow up with Shareholders:

  1. Check inside the cabin in kitchen, main bathroom, and half-bath for evidence of flooding.
  2. Check all doors and windows for evidence of vandalism. 
  3. Check inside the storage room for evidence of flooding or vandalism.
  4. Check underneath the cabin for evidence of flooding or vandalism.
  5. Check behind the cabin, for its entire width and for a distance of 15 feet towards Shorts Rd, for evidence of flooding or unusual wetness that might indicate that there is a problem with the underground water valve.
  6. Check the housing at the access to the underground water valve behind the cabin, in particular regarding “hissing” or any sounds of flowing water, or vandalism.
  7. Check inside the boathouse, including all doors, for evidence of flooding or vandalism.
  8. Check the dock for vandalism or damage
